Lance Nicholas


A native Atlantan, Lance graduated from the University of Alabama in 1990 with a degree in business administration with a real estate concentration. After graduating, Lance moved to Sarasota, Florida where he began working for Bank of America’s management training program for commercial lending and branch management.

After several years in the banking industry, Lance co-founded Surety Land Title of Florida where he concentrated on extensive real estate closings. During this time, Lance began investing in real estate personally, as well as forming partnerships for larger and more diverse real estate portfolios which included commercial properties, second homes, short and long-term rentals, and other income producing properties.

Upon selling his shares of the title company, Lance returned to Atlanta to rehab older homes and to manage his own investment properties. Shortly thereafter, he was asked to consult for a group of investors in Costa Rica to aid in the acquisition and due diligence of investment properties. It was there that he consulted on a luxury residence in Costa Rica for a real estate investment, travel, and leisure fund based in Atlanta. The company offered him a position that involved managing their extensive portfolio of luxury residences based around the world.

All of these developments have organically led Lance to co-found Innovation Real Estate Management Services, where he and his team provide maintenance and advisory services to all varieties of managers of residential properties.
